Security A home is the biggest investment most people will ever make. A home Inspector has a broad experience and training in home construction and maintenance and can give you an overview of all the positives and negatives of the home, the urgency of repairs and any safety related issues. A home inspection is not about passing or failing. No home is perfect and all homes require periodic maintenance. I will be simply reporting on the visible condition of the home and it's systems. Knowledge of the condition of the home allows you to make an informed decision about your purchase. Many issues reported are simply future maintenance items or opportunities to personalize your new home.
Knowledge Your presence for the inspection is not required. However, it is a good idea to be there when the inspection takes place. That way you see what I see and I can answer questions about anything that is not clear. I can also give you tips and hints about maintaining your new home in the future. Your presence also allows you to make known to me any areas of interest or special concern you may have about the home. I am fully equipped with all the tools needed to complete the inspection.
Time On average an inspection will take about 2-3 hours for homes of 2000 square feet or less (larger homes or ones with more complex systems may, of course, take longer).
Results I will prepare a Property Inspection Report on-site and give it to you at the end of the inspection. An inspection is not a guarantee against future problems. No inspector can see into the future. Nor can I see latent or hidden defects. I can only inspect and report on what I can see at the time of the inspection. As a result the inspection will not warrant or guarantee any aspect of the condition or performance of the home into the future.
Cost Fees vary depending on the size and age of the home. A quote will be provided when the inspection is booked. I am, of course fully insured.
